Negotiation of a Real Estate Transaction
Whether buying or selling the negotiation of an offer to purchase is the portion of the process that must be handled with expertise. This is where the knowledge and education of your agent is important, as well as your trust in them as your representative.
The negotiation process will go much better for you if your relationship with your agent is one of complete trust and they have the experience and knowledge to give you a successful transaction.
It is better to go into the negotiation with a cooperative attitude. Every negotiation ends better that ends in a win–win situation. That is the seller wins as much as possible of what they want and the buyer wins as much as possible of what they want in the transaction.
Negotiation at the basic level is affected by the market conditions:
1. Are there a higher than normal number of properties for sale or is the availability of buyers to number of properties for sale fairly balanced?
2. How is the list price of the property in relation to similar properties in the market?
3. What is the average selling price to listing price ratio?
4. What is the price per square foot for similar properties?
5. What is the relative condition of the property?
The answers to questions listed above will provide you with some of the information you will need in negotiating whether you are the buyer or the seller. You should ask your agent to do a current comparable market analysis at the time the offer is made and presented.
When we consider the Minimum price the seller is willing to take and the maximum price the buyer is willing to pay, is too far apart for agreement, perhaps there are other things that the buyer or seller would like in the negotiation that would off set the difference in acceptable price for the parties. The key is to keep an open mind and remember make the negotiations a win for everyone.
